Thames & Country
Thames & Country is an independent estate and letting agent serving Marlow, Bourne End, Cookham, Wooburn Green and the surrounding areas.
Built on local knowledge and long-term client relationships, the business competes against national chains and local rivals by staying genuinely close to its community.
Like many well-run independents, they understood that the agents who win market share aren’t necessarily the ones who spend most on portals. They’re the ones who are already trusted when a homeowner decides it’s time to move.
Two things drove their decision to invest in Property AdVantage Premium: a clear ambition to dominate their local area, and an equally clear requirement that the marketing should run itself. They weren’t looking for another job to manage. They wanted a system.
The challenge
Most agents spend the majority of their marketing budget promoting properties to people who are already in the market. That’s necessary - but it’s not where the competitive advantage is won.
The more valuable audience is the one that isn’t ready yet. The seller who might move in six months. The landlord weighing up a change of agent. The homeowner browsing property portals at 11pm with no immediate plans to act.
Thames & Country had already built a meaningful database through Apex27 and ValPal: contacts who had requested valuations, used the instant valuation tool or engaged with the website. But once those interactions ended, the relationship went dark. There was no mechanism to stay visible as people’s circumstances changed.
Website traffic had the same problem. Visitors would arrive, look around and leave - with no way for the agency to continue the conversation.
Without a way to hold and re-engage that accumulated interest, every month started from scratch. No compounding advantage. No memory of previous activity. Just the same cold acquisition cost, repeated.
The best valuation lead is often the one your competitors haven’t found yet - because nobody stayed visible long enough to earn it.
The strategy: area dominance on autopilot
Thames & Country implemented Property AdVantage Premium with two non-negotiable requirements: genuine local dominance, and a system that ran without constant input from the team.
Both requirements shaped the approach. The strategy needed to reach a large enough local audience to build meaningful brand familiarity - not just retarget a small pool of recent enquirers. And it needed to operate automatically, drawing on existing data sources without creating manual work.
The principle behind it:
Market to tomorrow’s sellers today.
Three components work together to make that possible:
1. Local brand awareness
Ongoing campaigns on Facebook and Instagram keep Thames & Country in front of thousands of local homeowners every month - not just people actively searching for agents, but the full addressable market across their area. This is what area dominance looks like in practice: consistent, repeated exposure to the widest possible local audience, building familiarity long before a valuation is requested.
2. Website audience building
Every person who visits the Thames & Country website is automatically added to a custom audience. Rather than losing that traffic the moment someone closes the tab, the system converts it into a growing pool of warm prospects. No manual input required. Each visit feeds future campaign performance.
3. CRM and ValPal retargeting
The existing Apex27 and ValPal databases were synchronised directly into the campaign - again, automatically. Contacts who had previously engaged with the brand continued seeing Thames & Country advertising across social media, keeping the agency front of mind as their situations evolved. Years of accumulated data, put to work without lifting a finger.
The critical difference from simply running Facebook ads is what happens over time. Traditional advertising resets when the budget stops. Property AdVantage Premium compounds: the audience grows every month, the data improves, and the campaigns become more efficient. The system does the work. The team gets the leads.
Thames & Country’s Estate Apps website and Google Business Profile automation run alongside Property AdVantage Premium, ensuring every digital touchpoint feeds the same ecosystem rather than operating in isolation.
The results
47 leads. £2.20 each.
Over the 30-day period, Thames & Country generated 47 leads at an average cost of £2.20 per lead.
To put that in context: a single instruction on a £400,000 property at 1.2% generates £4,800 in revenue. At £2.20 per lead, that instruction costs less than £110 in marketing spend to source - even at a conservative conversion rate. One completion funds months of campaign activity.
12,368 local homeowners reached
During the same period, 12,368 local people saw Thames & Country advertising - with the average person exposed to it three times. Estate agency decisions are rarely made after a single touchpoint. An audience of over 12,000 local homeowners seeing the brand consistently each month is the kind of presence that makes competitors irrelevant by the time someone is ready to instruct.
2,000 website visits at £0.08
The campaign drove 2,000 website visits at £0.08 per click. Beyond their immediate value, each visit was automatically captured into the audience-building mechanism - contributing to future campaign performance without any additional action from the team.
571 retargeting visits from a warm audience
The 2,200+ warm audience generated a further 571 website visits through retargeting, with the average person seeing the brand four times. This is the compounding effect in action: the audience built in month one continues delivering value in month two, three and beyond. Most sellers spend weeks or months considering before they request a valuation. Property AdVantage Premium keeps Thames & Country visible throughout that entire window - automatically.
Why Thames & Country got these results
They had data that most agents leave idle
The Apex27 and ValPal databases represented years of contact with local homeowners. Very few agencies actively market to that data after the initial interaction. Plugging it directly into the campaign gave Thames & Country an immediate head start over any competitor starting from a cold audience.
They chose a system, not a service
The requirement for automation wasn’t just a convenience - it was the right strategic call. Marketing that depends on consistent manual effort rarely stays consistent. Property AdVantage Premium runs in the background, building audience and generating leads without requiring attention from the team. That reliability is what allows the compounding effect to work.
Area dominance is a volume game
Reaching 12,368 local people in a single month isn’t a by-product of the campaign - it’s the point of it. Thames & Country wanted to be the agent everyone in their patch recognised. That requires consistent, wide-reach exposure over time. Property AdVantage Premium is built to deliver exactly that.
What this means for other agents
Thames & Country’s results reflect what becomes possible when an agency stops treating marketing as a monthly expense and starts treating it as a system that builds value over time.
Most independent agents already have the raw materials: a CRM with historical contacts, website traffic from people researching the local market, and a brand with local recognition. The question is whether those assets are working actively or sitting idle.
In 30 days, the Property AdVantage Premium system delivered:
- 47 leads at an average cost of £2.20
- 12,368 local homeowners reached with consistent brand exposure
- 2,000 website visits at £0.08 per click
- A warm audience of 2,200+ people that keeps growing
- 571 additional retargeting visits generated automatically
The asset built in month one is already making month two more effective. And month three more effective than month two. That’s the compounding advantage that portal spend alone will never deliver.
If you want area dominance without adding to your workload, this is what it looks like.
