Why we wanted to talk about this

We've spent a lot of time looking at what happens after somebody discovers an estate agent.

They see a property advert.

They visit the website.

They register as an applicant.

They request a valuation.

They enter the CRM.

But, of course, not everybody is ready to move immediately.

A homeowner who isn't ready to instruct today hasn't necessarily disappeared as an opportunity.

An applicant who registered 18 months ago hasn't necessarily stopped being relevant.

Circumstances change. Applicants become sellers. Tenants become buyers. Landlords acquire more properties. Homeowners who were merely curious eventually decide it's time.

The challenge is remaining familiar enough that when that moment arrives, your agency is already somewhere in their thinking.

And it leads to a question we think more agents should be asking.

What happens to the value you've already created?

Imagine somebody visits your website today.

You've already done the difficult bit.

Something made them notice you. Perhaps it was a property, Google search, social media post, email or advertising campaign.

You've earned their attention.

But they don't enquire.

What happens next?

For many businesses, the answer is remarkably simple:

Not much.

The visitor leaves and the relationship effectively ends.

Your CRM can present a similar problem.

An established estate agency can spend years building a database containing applicants, vendors, landlords, tenants, valuation enquiries and previous clients.

Those people didn't magically appear.

Marketing generated them. Staff spoke to them. Time and money went into building those relationships.

Yet huge numbers can eventually become little more than rows sitting quietly in a database.

Of course, we can write about all of this on the Estate Apps website.

We built the technology, so we're hardly neutral about it.

That's why we're particularly pleased when the thinking travels beyond our own website.

Estate Agent Today is read across the property industry, so having the article published there puts these ideas in front of agents who might never otherwise come across Estate Apps or Property AdVantage.

But there's a slightly bigger story here for us too.

Estate Apps may have started life building estate agency websites, but increasingly our work goes much further than the website itself.

We're interested in the entire journey around it.

How does somebody discover an agency?

What happens when they reach its website? And how can all those pieces work better together?

Being part of wider industry conversations about those questions matters to us, not for another badge on the website, but because the ideas themselves are worth discussing.

One question worth asking

If there's one practical takeaway from both this article and the original EAT feature, it's this:

Before spending more money finding another audience, take a proper look at the audience you've already built.

How many people visit your website each month?

What happens to the ones who leave without enquiring?

How many contacts are sitting inside your CRM?

How many haven't heard from your agency for months or even years?

And when those people eventually need an estate agent, what are you doing today to make sure they remember you?

There may be considerably more value sitting within your existing marketing than you realise.

Sometimes the answer isn't more marketing.

It's making your existing marketing work harder.
