Most estate agent marketing resets every 30 days. Cooper Adams' didn't - and five months later, the numbers show it
What the numbers above represent
In April, we published a case study showing how Cooper Adams generated 8,100 website visits in their first 30 days with Property AdVantage Premium. It was a strong result - thousands of local people reached, significant traffic back to the website, over 2,300 CRM contacts re-engaged.
We kept tracking the campaign.
The figures at the top of this page are what five months of uninterrupted running looks like. The campaign didn’t reset. It accumulated.
Why most campaigns can’t show data like this
Most estate agent marketing is built to generate results over 30 days and then reset. The budget is spent, the audience disappears, and next month starts from scratch.
That model has a fundamental problem. Homeowners don’t decide to sell in 30 days. A vendor in Rustington might spend six months thinking about it before they pick up the phone. A past applicant from two years ago might finally be ready to move. The timing of property decisions is unpredictable, which means the agencies with consistent long-term visibility are the ones that tend to get the call.
Property AdVantage was designed around this. Rather than spending a budget and stopping, it builds audiences over time - using new listings, website visitor data and CRM contacts to keep campaigns fresh month after month.
First 30 days vs June 2026
The cost per visitor is identical across both periods. Most digital advertising gets less efficient over time as creative fatigue sets in and audiences narrow.
The reason this hasn’t happened here is that Property AdVantage continuously draws in new audience signals - fresh listings, new website visitors, updated CRM data - so the targeting never runs dry.
The results
36,102 website visits at £0.03 each
Every visit lands on cooper-adams.co.uk, where the agency controls the conversation, captures enquiries and adds to its retargeting pool. At 3p per visit, the cost efficiency is well beyond what most paid channels deliver.
33,000 local people reached, seen 14 times on average
This isn’t reach spread thinly across a broad or unqualified audience. These are 33,000 people within Cooper Adams’ actual market - Angmering, East Preston, Rustington and the surrounding area - who have each seen the agency’s properties and branding an average of 14 times since January.
Frequency matters in estate agency in a way it doesn’t in most industries. The vendor who eventually decides to sell isn’t going to search for an agent from scratch - they’re going to contact the one they’ve seen consistently. Fourteen impressions over five months builds that familiarity.
372 property registrations at £1.34 each
Each registration is a named individual who has actively left their details - a future viewing, a future valuation, a future instruction. The average cost of £1.34 per registration makes this among the most efficient lead generation channels available to an independent estate agent.
I was blown away by the number of enquiries we got from using this. It's a complete no-brainer. The system automatically promotes our properties to the right audiences on social media, 24/7. It's become a key part of our marketing toolkit, working alongside our informative, educational posts to create a really good balance.

The asset that outlasts the campaign
Traffic and registrations are measurable outcomes. But there’s a less obvious result that matters just as much for the long term.
Cooper Adams now has an engaged local audience of tens of thousands of people who have interacted with their properties and brand since January. That audience belongs to the agency - it didn’t disappear at the end of a contract and it doesn’t reset when a campaign pauses.
It can be used for:
- Valuation campaigns targeting people who have engaged with listings but not yet listed
- Landlord campaigns reaching local investors and portfolio owners in the area
- Market update content that keeps the Cooper Adams brand authoritative and visible
- New branch launches or area expansions with a warm, pre-built local audience
Five months of Property AdVantage has given Cooper Adams something most estate agent marketing never delivers: an audience that grows, compounds and belongs to them.
Why it worked
The broader point
Cooper Adams are a well-run agency with strong foundations - a respected brand, a quality website, a well-maintained CRM. None of that is unusual among the better independent agencies.
What Property AdVantage changed was whether those foundations were working consistently. Before, they were used when the team had capacity. After, they worked automatically, every day, without taking anything off anyone’s plate.
The results over five months reflect that shift. Not a campaign. A system.
Results reflect campaign data for Cooper Adams Estate Agents from 15 January 2026 to June 2026. Individual results may vary.
