What five months of Property AdVantage looks like

The Cooper Adams case study - and what sustained, compounding marketing delivers that campaigns never can

Eight thousand, one hundred website visits in 30 days.

That was the Cooper Adams first-month result when we published their original case study in April. Thousands of local people reached, significant traffic back to the website, over 2,300 CRM contacts re-engaged.

It was a strong result. It was also just the beginning.

We didn’t reset the campaign. We didn’t pause it between months or run it as a series of discrete 30-day bursts. We let it do what it was designed to do - run continuously, build audiences, and compound.

Five months later, the same campaign has generated 36,102 website visits, reached 33,000 local people an average of 14 times each, and produced 372 property registrations at £1.34 per registration.

And the cost per website visit is identical to month one.

That last detail is the one that makes this data unusual - and the one that explains everything else.

Why most campaigns can’t show numbers like this

Most digital advertising gets less efficient over time. Creative fatigue sets in. The most responsive people in the audience have already converted. The cost per result climbs.

It’s one of the reasons most estate agent marketing is bought in 30-day bursts. The economics of longer campaigns, on most platforms, don’t reward consistency. They punish it.

Property AdVantage works differently because it continuously refreshes its targeting - drawing in new audience signals from fresh listings coming to market, new website visitors being added to the retargeting pool, and updated CRM data from ongoing client interactions. The campaign never exhausts its audience because the audience never stops growing.

The campaign Cooper Adams is running in June 2026 is meaningfully more powerful than the one that launched in January - not because the budget increased, but because five months of accumulated audience data sits underneath it.

36,102 website visits at £0.03 each. Every one of those visits lands on cooper-adams.co.uk - an Estate Apps website built to convert the traffic it receives, not just receive it. At 3p per visit, the cost efficiency is well beyond what most paid channels deliver - and that efficiency hasn’t moved in five months.

33,000 local people, seen 14 times on average. These are 33,000 people within Cooper Adams’ actual market - Angmering, East Preston, Rustington and surrounding areas - who have each seen the agency’s properties and branding an average of 14 times since January. The vendor who eventually decides to sell isn’t going to search for an agent from scratch. They’re going to contact the one they’ve seen consistently.

372 property registrations at £1.34 each. Each registration is a named individual who has actively left their details - a future viewing, a future valuation, a future instruction. A single instruction on a £400,000 property at 1.2% generates £4,800 in revenue. At £1.34 per registration, that instruction costs less than £500 in marketing spend to source across the campaign’s entire registration volume - even at a conservative conversion rate.

Not a prediction. Evidence.

The asset that outlasts the campaign

Traffic and registrations are the measurable outcomes. But there’s a result from five months of running that doesn’t appear in any of those numbers - and that matters just as much for the long term.

Cooper Adams now has an engaged local audience of tens of thousands of people who have interacted with their properties and brand since January. That audience belongs to the agency. It didn’t disappear at the end of January, or February, or any subsequent month. It doesn’t reset when a campaign pauses.

Their Google Business Profile automation has run alongside Property AdVantage throughout - automatically keeping the agency’s Google presence active with new listings, sold results and local content, so that every touchpoint across both platforms tells the same consistent story.

That audience can be activated at any point for any future marketing objective:

  • Valuation campaigns targeting people who have engaged with listings but haven’t yet listed
  • Landlord campaigns reaching local investors and portfolio owners in the area
  • Market update content that keeps the Cooper Adams brand authoritative through quieter periods
  • New area expansions, with a warm pre-built audience rather than starting from cold

That’s the part portal advertising can never replicate. When a Rightmove subscription ends, the audience disappears - because it was never the agency’s in the first place. The audience Cooper Adams has built since January is theirs.

Not just leads. An audience they own.

“I was blown away by the number of enquiries we got from using this. It’s a complete no-brainer. The system automatically promotes our properties to the right audiences on social media, 24/7. It’s become a key part of our marketing toolkit, working alongside our informative, educational posts to create a really good balance.”

Why it kept improving

The campaign never reset

The most important decision Cooper Adams made was to let it run without interruption. Each month added to the audience rather than replacing it. The registrations generated in April came from people who first saw the brand in January. Consistency is the mechanism - and most agencies never give it long enough to prove itself.

The CRM became a channel

Property AdVantage Premium turned years of Street CRM contacts into an active, ongoing marketing channel. The 2,300+ contacts re-engaged in month one weren’t cold leads - they were warm relationships being reminded the agency existed. That re-engagement continues running automatically every month.

Fourteen impressions is a different kind of visibility

Being seen 14 times by 33,000 local people is the difference between an agency a prospect vaguely recognises and one that feels like the obvious local choice. Cooper Adams’ campaign didn’t just generate registrations. It built familiarity that makes the next instruction easier to win.

What month twelve looks like

Five months in: cost per visitor unchanged, 33,000 people reached at 14x frequency, 372 registrations at £1.34. None of those numbers have deteriorated.

If the compounding mechanism continues as it has - and there’s no structural reason to expect otherwise - month twelve should look materially different from month five in the same way month five looks different from month one. A larger audience. Higher frequency. CRM contacts who have been seeing the brand for a full year.

The results don’t plateau. They build on what came before.

If you’d like to understand what that could look like for your agency, Property AdVantage is where to start. Or get in touch - we’re always happy to show what’s possible in plain English.

Frequently asked questions

Why didn’t the cost per visitor increase over five months?

Because Property AdVantage continuously refreshes its audience signals - new listings, new website visitors, updated CRM data - so the campaign never exhausts its targeting pool. The people who saw the campaign in January are part of a warm retargeting pool in June. The new visitors arriving in June become the warm audience for July. The system builds on itself rather than depleting itself.

What does 14x average visibility frequency mean in practice?

It means the 33,000 local people reached by the Cooper Adams campaign have each seen the agency’s properties and brand an average of 14 times since January. A prospect who has seen your brand 14 times already knows who you are before you’ve ever spoken to them. That’s a fundamentally different conversation from one that starts from cold.

What is a property registration and how does it differ from a website visit?

A website visit is passive - someone clicked through and looked around. A property registration is active - a named individual who has left their contact details, typically to receive updates on a specific property or area. Each of Cooper Adams’ 372 registrations represents a future opportunity: a potential viewing, valuation or instruction. At £1.34 per registration, they are among the most cost-efficient leads available to an independent estate agent.

What happens to the audience if the campaign pauses?

It stays. The custom audiences live inside Cooper Adams’ own Meta advertising account. If the campaign pauses tomorrow, the audience of 33,000 local people remains intact and can be reactivated at any time for any future marketing objective. The audience is an asset the agency owns, not a service they rent - unlike portal traffic, which disappears the moment the subscription ends.

How quickly could another agency expect to see results like Cooper Adams’?

The immediate results - website traffic, local reach, CRM re-engagement - are available from the first campaign. Cooper Adams generated 8,100 website visits and reached 8,700 local people in their first 30 days. The compounding results build over time. An agency starting today should expect strong immediate performance and increasingly efficient campaigns as the months progress. The agencies that see the strongest long-term results are the ones that start earliest and let it run.
