Not sales calls. Not check-in boxes to tick.
Just proper conversations - about what’s working, what isn’t, and where there might be an opportunity quietly sitting right under their nose.
And over the years, I’ve spotted something.
There’s a real and consistent gap between the agents who nod along to good ideas… and the agents who actually go and do something about them.
The idea everyone agrees with
A typical catch-up might surface suggestions like:
- Write a local property market update
- Put together a guide for sellers
- Build area guides for the towns you cover
- Answer the questions buyers and sellers always ask
- Share a recent sale you’re proud of
The response is almost always the same. Positive. Enthusiastic, even.
“Yeah, we should definitely do that.”
And then… the day happens. Viewings need covering. Negotiations need pushing. Deals need closing. And somewhere in the middle of all that, the marketing idea quietly slips off the list.
Six months later it’s still sitting there. Unwritten. Unpublished. Unrealised.

Over the last few months though, something different has been happening in those conversations.
Agents are turning up - and showing me things they’ve actually done.

I know that might sound like a small thing. But it really isn’t.
Because the moment an idea turns into action, something changes. Marketing starts to compound.
Why action matters more than most agents realise
The agencies that build genuinely strong digital marketing rarely have a secret weapon. They don’t outspend everyone. They don’t have a dedicated marketing team.
They just take consistent action. Every article written. Every guide published. Every helpful answer added to the website. Over time, those small steps build three things that matter enormously.
1. Authority
When an estate agent website regularly publishes useful, relevant content, it starts to feel like an actual local resource - not just a page of property listings.

2. Trust
Most sellers don’t decide on an agent the moment they think about moving. They research. They browse. They form impressions quietly, long before they pick up the phone.

After years of working with estate agents across the UK, the gap between the agencies growing online and the ones standing still usually comes down to something deceptively simple.
They act. Not perfectly. Not with a big strategy document. Not with a marketing manager and a content calendar. They just do the thing they said they were going to do.
They write the article. They publish the guide. They add the content their competitors keep meaning to get round to.
